Renovated Chicago Federal Building Earns Design Excellence Award


The American Institute of Architects Chicago recently recognized GSA’s 11 West Quincy Court building at its 58th annual Design Excellence Awards. GSA’s renovation of the building was selected as one of 12 winners, out of more than 100 entries, in the Distinguished Building Category.

By renovating the former Bond department store, GSA preserved a building with deep ties to the local economy and history of Chicago’s State Street. The restoration reinvigorated an underutilized, outdated federal building into a modern federal workspace that meets contemporary standards of design and sustainability. GSA’s investment in the building preserved the existing, architecturally significant landmark while providing an updated design for contemporary tenants, updating building systems, and utilizing the latest in energy saving and other green technology.11WQuincyCt_NightSState_christopherbarrettphoto_300pix

From the outside, the most visible change to the building is the transformation of Quincy Court from an alley and service entrance to the building’s new main entrance. It creates both a modern facade and a new address, and unites the building with the Chicago Federal Campus. We were also able to create windows in what were solid exterior walls, allowing more natural light to fill the space. The new glass facades utilize a digital lighting interface to control lighting levels and shading inside the building.

The building’s interior was refreshed, and turned into a new, modern workspace. The overall interior design focused on innovative solutions, using sustainable materials like glass to keep the project on budget. The layout of the floors have been optimized for flexible use by tenants.

This newest Chicago federal building recently earned Leadership in Energy & Environmental Design (LEED®) Gold certification. Considered a smart building, 11 W. Quincy uses a building automation system to monitor, control, and optimize the mechanical, electrical, plumbing, and lighting systems in the building from anywhere, and can be programmed based on an occupancy schedule. This technology will substantially reduce the building’s energy, water, and maintenance costs, ultimately saving taxpayer dollars.
