- Best management practices was followed through use of a silt fence, stabilized construction entrance, sediment basin and other measures
- Urban redevelopment site through a development density for the project and surrounding areas is 86,089.05 s.f. per acre.
- Brownfield site which contained soil contaminated by cinder balast, arsenic, and benzo (A) pyrene. This was remediated prior to construction.
- Public transportation access is provided by 2 bus lines within 1/4 mile of the project site. The site is also served by two rail lines just beyond the 1/2 mile radius from the project site.
- Bicycle storage and shower facilities for 7% of the full-time equivalent building occupants.
- 14 Refueling Stations are provided to accommodate the required 3% of the total on-site parking
- Parking capacity does not exceed minimum code requirements and provides preferred parking for carpools at 5% of occupants
- Open space is preserved by 50% of the site area that does not fall within the building footprint. The area has been restored with native planting.
- Storm water treatment is achieve in 82% total suspended solids and 63% total phosphate removal based on estimated loading from a 2-year / 24-hour storm event.
- Heat islands in non-roof surfaces were avoided in 100% of the on-site parking stalls being located underground.
- 83.4% of roof meets emissivity requirements and complies with Energy Star to reduce heat island effect and 4.7 % is vegetative roof.
- No permanent irrigation system has been installed and native/drought-tolerant planting were installed on the site
- Over 41.56% water use reduction through use through the installation of dual flush water closets, ultra low flush urinals, low flow showerheads, and ultra-low flow lavatory faucets
Energy & Atmosphere
- Optimized energy efficiency through a 20.7 % energy reduction compared to American Society of Heating and Refrigeration Engineers (ASHRAE) 90.1-1999 using the LEED engineering and construction bulletin method
