GSA Sells Federal Property in Texas, Generating $1.68M and Delivering Savings to Americans
Disposing of over 240 acres of vacant federal land continues to optimize the federal portfolio
SAN MARCOS, Texas – Today, the U.S. General Services Administration (GSA) announced the disposal of more than 240 acres of mostly vacant federal land in San Marcos, Texas. Texas State University (TXST) and the City of San Marcos now own the two former U.S. Department of Labor properties located directly adjacent to the San Marcos Regional Airport. These strategic dispositions advance GSA’s ongoing efforts in right-sizing the federal footprint, reducing waste, and delivering long-term value to the American people.
“The successful disposition of these underutilized federal assets in San Marcos demonstrates GSA’s commitment to executing President Trump’s vision. This is a victory for the American taxpayer,” said GSA Administrator Edward C. Forst. “We applaud the City of San Marcos and Texas State University for their vision to develop this property for the benefit of their communities.”
Both properties are located to the East of the regional airport. The northernmost property covers more than 195 acres, with a cluster of 16 buildings near William Pettis Rd. The southernmost property features more than 45 acres of undeveloped land. In March 2025, GSA transferred 75 acres, including the buildings in the northern parcel, to Texas State University.
This month, the remaining portions of both parcels, totalling nearly 170 acres, was sold to the City of San Marcos for $1.68 million through a negotiated sale. These strategic actions, executed in close collaboration with local and federal partners, and in accordance with all applicable laws, allowed GSA to efficiently remove this property from the federal inventory.
Texas State University plans to continue using the facilities on the roughly 75-acre property to operate its Advanced Law Enforcement Rapid Response Training (ALERRT) Center. The ALERRT Center sets the national standard in training first responders in how to handle active shooter situations and houses a criminal justice research department to evaluate and enhance the overall understanding of active shooter events and assist in improving law enforcement best practices.

Strengthening public safety for communities across Texas and the country is a clear example of the federal land disposition process working as designed in support of the public good,” said TXST President Kelly R. Damphousse, PhD.
The City of San Marcos plans to expand the San Marcos Regional Airport. This is expected to significantly increase economic activity and traffic into the City, highlighting GSA’s capability in optimizing the federal real estate portfolio, while delivering substantial benefits to local communities.
“This land purchase is an important step in supporting the long-term needs of the entire San Marcos community,” said Stephanie Reyes, City Manager of San Marcos. “By securing this property now, we’re protecting an essential transportation asset, supporting economic opportunity, and ensuring surrounding land uses remain compatible as the city continues to grow.”
In addition to the negotiated sale of this property, GSA has separately identified other assets for potential disposal to ensure taxpayers no longer pay for empty and underutilized federal office space, or significant maintenance costs — potentially saving more than $430 million in total annual operating costs.
